Our client is one of the largest real estate owners and developers in North America. With a strong presence in Canada, it owns a portfolio of office, shopping center and residential spaces located in strategic areas of the provinces.
Job specification
Reporting to the General Manager, the Senior Operations Manager ensures compliance with corporate standards for both building operations and maintenance. In doing so, he/she motivates, coaches, and develops the skills of an operations Manager, a Supervisor, and a permanent maintenance team of approximately ten people, in addition to subcontractors/suppliers to whom he/she has awarded service contracts. Consequently, he/she ensures an impeccable quality of service delivery to tenants and compliance with internal processes and policies.
The incumbent will manage and follow up on various programs such as preventive maintenance, environmental management, and health and safety for employees and users. These programs are aimed at cost-effective management of the facilities in accordance with all applicable laws. In addition, he/she will actively participate in the coordination of major renovation and/or development projects with the project management office and will ensure that the work in progress is carried out accurately.
The Senior Manager will also be responsible for monthly monitoring of operating expenses by verifying actual performance against budget, approving all purchase orders and invoices, performing monthly variance analysis to determine the reasons for variances and identifying methods to rectify the situation to ensure that expenses are within budget.
Required profile
We are looking for a manager with an undergraduate degree in Engineering or a relevant field of study, combined with a minimum of 7 years’ experience in a similar role, ideally within a large and complex property.
The ideal candidate will demonstrate excellent analytical, problem-solving, and decision-making skills, along with strong organizational, priority management, and communication abilities. A collaborative approach, proven leadership, initiative, and a customer service-oriented mindset are essential for success in this role.
Strong technical knowledge, including expertise in general maintenance procedures, theoretical and practical knowledge of electricity, new technologies, HVAC, as well as electrical and mechanical systems, will be required. RPA, FMA, SMA, or CFM certifications will be considered an asset. Bilingualism will also be considered an asset.
